1. Local Market Stats. This is where a Realtor comes in handy! Ask them to show you comps around your neighborhood. DON’T JUST LOOK AT ZILLOW. What are the stats for your neighborhood? How many homes actually sell, and how many don’t? Are there foreclosures on your block? What are the days on market before a home gets an offer? Become familiar with your competition and set realistic expectations.
2. Focus on the First 2 Weeks. The market has shifted a bit, and in today’s market, there are less homes currently for sale this year than last year. Big deal, right? Well, there are still about the same number of buyers than last year. There are MORE buyers than sellers at the moment. So if your home isn’t getting attention within the first 2 weeks, change tactics. An easy fix would be it’s priced too high, or stage your home, update the photos. Entertain an open house. De-clutter. Clean. Paint. Do SOMETHING. Talk with your Realtor, that’s why you hired them in the first place. The first 2 weeks are very important to get top dollar.
3. Stand in the Buyer’s Shoes. The majority of buyers use the internet to help search for homes. 9 out of 10 actually. IS it even advertised online? WHERE exactly is it advertised? HOW does your home look online? This is also where photos play a crucial part. The more photos the better, so make sure your Realtor gets snappin’!
