Since the NAR Settlement beginning in August 2024, there are 3 new written agreements for home buyers that have been placed in effect. Home Buyers and their Realtors must have one of these written agreements signed BEFORE viewing any homes together. This includes home buyers and Realtor viewing homes in person or virutally.
The 3 written agreements are as follows:
The Pre-Agency Agreement – Home buyer is neither a customer nor a client
The Customer Disclosure Form – Home Buyer is a customer
The Buyer Agency Agreement – Home Buyer is a client
Each of these forms explain what all the terms are between the Realtor and home buyer. I’m talking about duties as to what to expect from the Realtor, commissions, length of contract… things like this. When you sit down with a real estate agent and go over the terms, this is your time to ask questions and to make sure you understand what you’re signing. Each agreements means something different. If you aren’t comfortable with what you are signing, tell them this and see if you can come to an agreeement. If that doesn’t seem to be the case, then FIND ANOTHER REALTOR.
