Wisconsin’s housing market continued to gain momentum in July, with home sales increasing for the second consecutive month. Existing-home sales rose 8.1% compared with July 2025, while the statewide median home price increased 6.8% to $360,000.
The stronger sales pace, combined with relatively limited inventory, continues to put upward pressure on home prices and keep Wisconsin firmly in seller’s-market territory.
Sales and prices continue to rise
Through the first seven months of 2026, Wisconsin housing market and home sales were up 4.9% compared with the same period in 2025. The year-to-date median price also increased, rising 6.2% to $345,000.
The gains have been broad-based. Every region of Wisconsin experienced year-to-date increases in both home sales and prices, suggesting that the housing market’s improvement is being felt across the state rather than concentrated in a single area.
Wisconsin Housing Market Inventory remains tight
While the number of homes available for sale is growing, inventory isn’t increasing quickly enough to keep pace with demand.
Total listings were up 1.6% from July 2025, while new listings increased 1.3%. Meanwhile, stronger sales pushed the state’s months of inventory slightly lower, from 4.3 months last July to 4.2 months this July.
The supply picture varies considerably by location. Larger cities had just 3.8 months of inventory in July, compared with 4.3 months in smaller cities. Rural counties were much closer to balance at 5.9 months of supply.
Housing Affordability remains a challenge in Green Bay, WI
For buyers, rising prices continue to create affordability concerns. The Wisconsin Housing Affordability Index fell 4.1% over the past 12 months.
Although mortgage rates and median family income improved slightly compared with July 2025, those gains weren’t enough to offset the 6.8% increase in median home prices. As a result, affordability remains only slightly above its lowest level, recorded in June 2024.
Looking ahead on Wisconsin’s Housing Market
July’s numbers point to a Wisconsin housing market with stronger demand, rising prices and limited supply. Sellers continue to benefit from tight inventory, particularly in metropolitan areas, while buyers face increasing competition and affordability pressures.
With sales accelerating faster than listings, the availability of additional homes will be an important factor to watch through the remainder of 2026.
