January 2018 Home Sales in Green Bay, WI

January 2018 home sales rose by 2.8% over January 2017 and, AND, the median home price rose by 6.8% to $168,500. Median home prices, for the state of Wisconsin, were at the highest they’ve been for the month of January since 2005! Pretty sweet news for potential home sellers. 

How did Brown County, WI do? Let’s see, in January 2017 158 homes sold. Compare that to this January only 150 homes sold. That’s a DECREASE of 5.1%. But for median home sale prices, they rose. Median home sale prices for Brown County, WI were $168,950. For January 2018 it was $175,000! Yowza!

Something to take into consideration are the monthly housing sales. January consistently is the lowest.  January accounts for just 4.8% of the annual sales volume. So that begins the question of what will the springtime and summer months bring? I see low inventory (still low inventory) and increased home prices. Mortgage rates have been rising, but they are still low historically speaking. 

2018 will be an interesting year in real estate.
